Terms of Service

These terms cover your use of OneHungryHippo, PropertyInsiderSG, ThePipsFactory, and spillthecha.xyz (together, the "Products"), operated by Spill The Cha Pte Ltd, a company registered in Singapore. By using a Product, you agree to these terms.

1. Using our Products

You can browse PropertyInsiderSG and ThePipsFactory listings, and use OneHungryHippo, without creating an account. Some features — saving favourites, posting a review, listing on ThePipsFactory — require an account. You're responsible for keeping your account credentials secure and for activity under your account.

2. Content you submit

If you submit a review, listing, or other content, you keep ownership of it, but you give us a licence to display it within the relevant Product so other users can see it. Don't post anything that's false, infringes someone else's rights, or that you don't have the right to share. We can remove content that breaks these terms or applicable law.

3. ThePipsFactory marketplace

ThePipsFactory lets independent sellers list trading tools (EAs) for other users to license. We provide the marketplace; we are not a party to the licence between a buyer and seller, and we don't guarantee the performance of any listed strategy. Trading carries risk, and past performance shown on a listing does not guarantee future results.

4. Acceptable use

• Don't attempt to disrupt, reverse-engineer, or scrape a Product beyond normal use.
• Don't use a Product to break the law, harass others, or misrepresent who you are.
• Don't post content on behalf of a business you're not authorised to represent.

5. Termination

You can stop using a Product, or delete your account, at any time (see our Privacy Policy for how). We may suspend or close an account that violates these terms.

6. Disclaimers

Our Products are provided "as is." Information on PropertyInsiderSG (such as transaction data) and ThePipsFactory (such as strategy performance) is provided for reference and comes in part from third parties or public records — we work to keep it accurate but don't guarantee it's complete or error-free. Always verify anything material — a property transaction, a trading strategy's track record — independently before acting on it.

7. Limitation of liability

To the extent permitted by Singapore law, Spill The Cha Pte Ltd is not liable for indirect or consequential losses arising from your use of a Product, including financial losses from trading decisions made using ThePipsFactory or information sourced from PropertyInsiderSG.

8. Changes

We may update these terms as the Products change. We'll update the date above when we do, and flag material changes in-app where relevant.

9. Governing law

These terms are governed by the laws of Singapore.
